Water in the Basement? Smoke Damage? Start Here Before You Panic-Google Everyone

There are home projects you plan for.

Then there are the ones that start with water coming through the ceiling at 2 a.m.

A pipe bursts. The sump pump fails. The basement floods after a storm. The washing machine decides today is the day it is going to destroy the laundry room. Or there is a fire and suddenly you are standing in your house trying to figure out what can be saved, what has to come out and who you are supposed to call first.

This is not the fun kind of home search.

It is usually something more like:

“Water damage restoration near me.”

“Emergency water cleanup Chatham.”

“Flooded basement company Chatham.”

“Fire damage restoration Madison NJ.”

“Who removes water after a burst pipe?”

Or, if we are being completely honest, “How bad is this and is my house going to be OK?”

That is why choosing a restoration company is different from choosing almost any other home-service professional.

You are usually making the decision fast. You may be dealing with standing water, soaked drywall, damaged flooring, smoke, soot, sewage, mold concerns or an insurance claim you have never had to navigate before.

And the first company you call may be walking into your house on one of the worst days you have had there.

So I would want to know exactly what they do before they arrive.

Some restoration companies specialize in emergency water extraction and structural drying after floods, leaking appliances, burst pipes or storm damage. Others also handle fire and smoke damage, odor removal, sewage cleanup, mold remediation and reconstruction once the damaged materials are removed.

Some can take a property from the emergency cleanup all the way through rebuilding the walls, floors, cabinetry and rooms that were damaged. Others focus primarily on mitigation, which is the immediate work of stopping additional damage, removing water and drying the structure before repairs begin.

That distinction matters.

If my basement has two inches of water in it, I want to know how quickly someone can get there.

If a pipe leaked behind a wall for three days, I want to know how they determine what is actually wet.

If there has been a fire, I want to know who handles smoke and soot, what can realistically be cleaned and what has to be replaced.

And if someone starts talking about mold, I definitely want to understand what they found before my brain turns one wet baseboard into a complete demolition of the house.

Homeowners in Chatham, Madison, Florham Park and the surrounding area may also be trying to figure out where the restoration company ends and the insurance company begins.

Will the restoration company document the damage?

Do they work directly with insurance adjusters?

Can they help explain the mitigation process?

Who photographs what was damaged?

What happens to furniture and belongings while the house is being dried or cleaned?

And once everything damaged is removed, who actually puts the house back together?

These are not questions most people know to ask until they suddenly need the answers.

That’s why we put together this guide to fire and water damage restoration companies serving Chatham.

We looked at local restoration companies and the services they publish, including emergency water removal, flood cleanup, structural drying, fire and smoke damage restoration, sewage cleanup, mold remediation and reconstruction.

We also looked for the practical details that matter when you are actually deciding who to call: where they work, whether they offer emergency response, the types of damage they handle, certifications or credentials they publish and whether they can help beyond the initial cleanup.

Because when there is water pouring into your house, you do not need 40 vaguely similar Google listings.

You need to understand who can actually handle the problem in front of you.

Preferably before the water reaches the good furniture.

The Guide: Restoration Contractors in Chatham, Madison and Florham Park, NJ

How We Selected These Restoration Companies

We looked for restoration companies that hold an active New Jersey Home Improvement Contractor registration (13VH) with the Division of Consumer Affairs and publish fire, water, storm or mold restoration for homes as a named service on their own website, serving homeowners in Chatham Borough, Chatham Township, Madison, Florham Park, Harding Township and Long Hill Township (Stirling, Millington, Gillette). Restoration companies travel to the job rather than working from a storefront, so a company with offices outside these towns was also included where its own website names one of them, or names Morris County among the counties it serves — the basis on which Restoration 1 of Morris County is on this page.

About This Guide

This guide is produced by Garden State Circle. Restoration companies appear here because they meet the criteria described above — holding an active New Jersey Home Improvement Contractor registration and publishing fire, water, storm or mold restoration for homes as a named service, and serving these towns. That is a test, not a judgment, and it is the only route onto this page. No business can pay to be included in this guide, to be listed higher, or to change what the comparison table says about it. Businesses are listed alphabetically, and every detail in the table was verified against each business’s own website and the New Jersey Division of Consumer Affairs in September 2026.

Everything under the heading that begins this guide is governed by the rules above, on every guide we publish. Where a sponsor’s message appears above that heading, it is paid for and labelled, and it buys nothing in the guide. Garden State Circle is supported by the businesses that participate in it. Participation pays for our ongoing work: keeping a business’s entry accurate, re-checking its record, and publishing a page of its own details that the business maintains. There is no paid placement in this guide. Participation does not buy a place here, a position here, or anything the comparison table says. Where a row carries a verification date, that is when we last checked that business’s record ourselves. A row without one has not been checked recently — that is a fact about our work, not about the business.

Garden State Circle is published in New Jersey by Jake Slowinski and Tiffany Slowinski, and covers Chatham Borough, Chatham Township, Madison, Florham Park, Harding Township and Long Hill Township (Stirling, Millington, Gillette). Common Questions

Do restoration companies have to be registered in New Jersey?

Home improvement contractors register with the state under the Contractors’ Registration Act — the 13VH number — and every company in the table above holds an active registration. Whether a given restoration job falls inside the Act is a question for the state, not for this guide; what we publish is the record we ran.

Why is a company with no address in Chatham, Madison and Florham Park on this page?

Restoration companies travel to the job rather than working from a storefront. A company with offices elsewhere is included here when its own website names one of these towns, or names Morris County among the counties it serves. Restoration 1 of Morris County, Rockaway on its own site, is on this page on that basis.

When was this list last checked?

Every row on this page was verified in September 2026. The Registered to column shows the date each business’s registration was read on the state register. If something here is wrong or has changed, the correction note at the end of the guide says how to tell us.

Something to Correct?

A registration can lapse or renew, a business can close, a phone number or address can change, and a company we could not find can publish a new website. If anything above is wrong, email admin@gardenstatecircle.com and we will check it and fix it. There is no charge for a correction, and it applies whether or not a business participates in Garden State Circle.
