A roof replacement is one of those projects where the estimate can be completely legitimate and the final price can still change, simply because part of the house cannot be inspected until the old roof comes off. In Warren, Watchung and Green Brook, a tear-off roof replacement on a typical colonial runs $15,000 – $25,000 in 2026.
| What you’re pricing | 2026 figure |
|---|---|
| Tear-off roof replacement, typical colonial | $15,000 – $25,000 |
| Plywood, good condition and no leak history | 1 to 3 sheets |
| Plywood, a house that has been leaking | 5 to 10 sheets |
| Plywood, very old / plank boards / dry rot / 100+ years | potentially the entire surface |
| Timeline | two to three days at most |
| Ideal window | a nine to ten month period; avoid January, February |
| Fascia | charged by the foot |
When Garden State Circle interviewed Vic Fiore on Sept. 2, 2026, we wanted him to separate the parts of a roofing estimate a contractor can know in advance from the part nobody can know until work begins.
Vic Fiore has run Magnolia Home Remodeling Group since 1996. His company works across Warren, Watchung and Green Brook.
He started with the roof itself.
What makes one roof cost more than another?
Fiore said the complexity of the roofline plays a significant role.
“the number of layers, how many flashing points, how many chimneys, if there’s a lot of valleys and angles and different areas — as opposed to, say, just a simple up-and-over roof with less waste, less cuts, less time to install.”
A roof with more valleys, angles and flashing points requires more cutting, more material and more installation time. That is why two houses with similar overall size can still produce different roofing estimates.
In Warren, Watchung and Green Brook, a tear-off roof replacement on a typical colonial runs $15,000 – $25,000 in 2026.
Then we moved to the part of the price homeowners tend to worry about most: the wood underneath.
How much plywood might need to be replaced?
When we asked what typically drives the price higher once the roof comes off, Fiore answered immediately.
“First thing is always the sheathing.”
The sheathing is the wood decking beneath the shingles. Some of it may be visible from the attic, but Fiore said there are cases where the condition cannot be determined until the roof is stripped.
“other times we just don’t know until we strip the roof off and do a full inspection.”
This is where knowing the history of your own roof becomes useful.
In Warren, Watchung and Green Brook, a house in good condition with no history of leaks may need 1 to 3 sheets of plywood in 2026.
In Warren, Watchung and Green Brook, a house that has been leaking may need 5 to 10 sheets of plywood in 2026.
At the far end is a very old roof with a much different existing structure or condition.
In Warren, Watchung and Green Brook, a very old house with plank boards, dry rot or 100+ years of age may need potentially the entire surface replaced in 2026.
That is an enormous spread, and it is exactly why I would ask the contractor for the price per sheet of plywood before the project starts.
You may not know the quantity yet. You can still know the unit price.
That turns an unexpected repair into math instead of a negotiation with your roof already open.
What else can show up under an old roof?
Fiore described several other areas where damage can appear.
“Rotted wood around the chimney. Rotted wood in valleys. Sometimes rotted wood along the gutter lines if there’s ice damming.”
He also noted that some older roofs were missing details used on later installations.
“These older roofs were not installed with ice and water shield, or maybe proper drip edge.”
Another recurring area is the fascia, the wood behind the gutter.
In Warren, Watchung and Green Brook, fascia is charged by the foot in 2026.
Again, that is a unit price worth establishing before work starts.
You cannot reasonably expect a contractor to know how many feet of damaged fascia will be uncovered before the gutter comes off. You can expect to know what each foot will cost if it is needed.
How long does roof replacement take?
For such a major project, the actual installation time is relatively short.
In Warren, Watchung and Green Brook, a roof replacement takes two to three days at most in 2026.
Weather plays a role, of course, but the season is not as narrow as homeowners may think.
Fiore said that if a roof is actively leaking, the calendar becomes secondary.
“if people have leaks and they need a roof done in February, we’re installing it”
If the project is not urgent, he prefers more flexibility.
In Warren, Watchung and Green Brook, his ideal roofing window is a nine to ten month period in 2026.
Fiore specifically advised avoiding January, February when possible.
“If homeowners can avoid installing roofs in the coldest part of winter, January, February, that’s advised.”
He also said recent autumn weather has allowed work to continue later.
“November, December have been more than warm enough to work straight through.”
The practical difference is urgency. If the roof is leaking, you deal with the roof. If it is simply aging and you have the ability to choose, the calendar gives you more flexibility.
For me, the most useful takeaway from the interview had less to do with shingles than contracts. No contractor can guarantee how much hidden wood will need replacement before seeing it.
That does not mean every number has to remain unknown.
Get the price per sheet. Get the fascia price by the foot. Understand how the contractor will show you what was uncovered.
A surprise condition is sometimes unavoidable. Surprise pricing is a different problem.
About these figures. The ranges above are estimates based on typical house sizes and typical existing conditions, given to us on the record in September 2026. Actual cost can only be confirmed after a contractor has seen the specific roof. Treat these as starting points, which is how they were offered.

Garden State Circle is supported by the businesses that partner with us, and Magnolia Home Remodeling Group, Union is an authority partner. We interviewed Vic Fiore, who leads the company, about the cost questions Warren homeowners actually ask. The partnership pays for the reporting; it does not decide the answers. Most of the numbers below are not published anywhere else. This piece is part of our ongoing reporting on Magnolia Home Remodeling Group; see also our reports on what belongs in a roofing or siding contract, what can be hiding under old siding, what replacement windows cost in Bridgewater, what a composite deck costs in Basking Ridge and what siding costs in Basking Ridge.

What the partnership does not buy is the answer. Fiore was asked the same questions we would put to any contractor in this market, and where the honest answer was a number people would rather not hear, that is the number printed.
